The best maintenance decisions come from understanding how the house works as a whole.
A stain on a ceiling may start at the roof. A basement moisture problem may begin with grading or downspout discharge. A cracked finish may be cosmetic—or it may be telling you that movement is occurring somewhere else.
That is why I do not think of maintenance as a checklist of isolated repairs. I think of it as observing relationships between systems.
I Look for Patterns Before I Look for Products
When something changes, I first want to understand where the condition is occurring, when it appears, whether it is getting worse, what is above or adjacent to it, whether water, heat, movement, or ventilation could be contributing, and whether a previous repair addressed the cause or only the symptom.
Water Deserves Disproportionate Attention
I pay close attention to roof drainage, flashing, gutters, downspouts, grading, irrigation, plumbing, sealants, basement moisture, and condensation. Water problems often begin small and become expensive because damage spreads beyond the original source.
Age Is Less Important Than Condition + History
An older house can be in excellent condition. A newer house can have significant maintenance problems. I am more interested in how the house was built, what has been altered, how those alterations were executed, which systems have been replaced, and what the building is telling us today.
Maintenance Is Also a Resale Strategy
Good maintenance can protect future marketability. A buyer is generally more comfortable when a property shows evidence of consistent care, documented repairs, maintained mechanical systems, good drainage, addressed moisture issues, thoughtful improvements, and organized records.
Address conditions that create immediate risk.
Keep water out, move it away, and investigate meaningful movement.
Heating, cooling, plumbing, electrical, and essential building systems.
Roofing, flashing, windows, doors, siding, masonry, and exterior finishes.
Paint, finishes, fixtures, and aesthetic upgrades.
The goal is not perfection. It is to understand the property well enough that most maintenance decisions become planned rather than surprising.
